Property Overview

Ilumina Zephyrhills is a 252-unit, Class-A, garden-style multi-family project located in Zephyrhills, Florida, a suburban bedroom community within the Tampa MSA and one of the fastest growing cities in the State.

The Project was intentionally designed and constructed for the long-term (each building is 4-stories with enclosed and air-conditioned corridors and is serviced by elevators, all of which are unique to the market) and  contains a plethora of on-site amenities including a beach-entry resort style pool, outdoor grilling/game pavilion, expansive green/open spaces, dog park, pickleball courts, playground, and a luxury fitness center with separate spin and yoga rooms. The Project was completed in Q1 2024 and achieved stabilization in Q2 2025.
