The property was 100% occupied at the time of sale, featuring a strong roster of national and regional tenants, including CIBC, Shell, Bulk Barn, St-Hubert, and Subway. Built by NADG in 1992, Les Promenades Bellerose has long been considered a legacy asset within the firm’s portfolio.

The decision to sell was driven by a strategic opportunity to capitalize on favourable market conditions, which continue to support exceptionally strong pricing for necessity-based retail assets. The transaction closed in Q4 2025, following a competitive sales process led by RBC Capital Markets, underscoring ongoing investor demand for high-quality, well-leased retail properties in resilient urban markets.
